How to Seal a New Pressure-Treated Deck in Boston

New pressure-treated lumber requires a waiting period before any sealer or stain can be applied — one of the most consistently violated rules in deck finishing. Here's what timing actually requires and why it matters.

Why New Pressure-Treated Wood Can't Be Sealed Immediately

Pressure-treated lumber is kiln-dried after treatment in some cases but is often sold at high moisture content — 25–30% or higher. Stain and sealer require wood to be below 15% moisture content to penetrate properly. Applying a sealer over wet pressure-treated lumber results in the product sitting on the surface rather than penetrating, forming a surface film that peels as the wood dries and shrinks. Testing Moisture Content Before Sealing

The water droplet test: sprinkle water on the deck surface. If it beads up, the wood is still too wet for stain — the same surface tension that makes water bead prevents stain from penetrating. If water soaks in quickly, the wood is ready. A more accurate method is a pin-type moisture meter inserted into the wood — below 15% is the target. Product Selection for New Pressure-Treated Decks

For a new pressure-treated deck, a penetrating semi-transparent or solid stain is the correct product — not a clear sealer alone. Clear sealers provide minimal UV protection, and UV degradation turns PT lumber gray within one season. A semi-transparent stain with UV inhibitors provides both moisture protection and UV resistance while allowing the natural variation of the wood to show through. Optimal Timing for Boston Deck Sealing

Temperature during application and for 24 hours after matters for penetration and cure. We don't apply deck stain when temperatures are below 50°F or above 90°F, when rain is forecast within 24 hours, or when the deck surface is in direct afternoon sun (the stain skins over before penetrating in direct heat).
