What Thickness Drywall Should Be Used in Boston Homes?

Drywall thickness selection isn't arbitrary — different thicknesses are appropriate for different applications, and in some cases the wrong thickness is a building code violation. Here's the guide for Boston residential applications.

1/2 Inch: The Standard for Most Interior Walls

Standard 1/2" drywall is appropriate for interior walls and ceilings in most living spaces with joists or studs at 16" on center. 5/8 Inch Type X: Required in These Specific Boston Locations

Massachusetts building code requires 5/8" Type X fire-rated drywall at: walls and ceilings separating dwelling units in multi-family buildings (1-hour fire rating required), the ceiling of attached garages on the garage side, walls between garages and living space, and in some commercial applications. In Boston's triple-deckers and multi-unit buildings — which make up a huge portion of the housing stock — the party walls and ceiling/floor assemblies between units must use Type X to achieve the required fire rating. 5/8 Inch for Ceilings Over Wide Joist Spacing

On ceilings where joists are spaced at 24" on center — common in some Boston construction and in many remodeled spaces — 1/2" drywall can sag over time because the span between supports is too wide for the thinner panel. 5/8" drywall is stiffer and resists sag over 24" spans. 3/8 Inch: The Re-Skin Option for Boston Plaster Walls

3/8" drywall is the correct choice when installing drywall over existing plaster walls — a common situation in Boston renovations where plaster is intact but the surface needs renewal. It's thin enough to avoid affecting door and window trim reveal (the exposed face of jamb material visible at window and door openings) while providing a fresh surface for paint.
