Clean with a wood cleaner or pressure wash, let dry completely, sand rough areas, spot prime bare wood, then apply coating. Wet wood rejects both paint and stain.

3–5 years for paint, 2–3 years for penetrating stain. Boston's weather is harder on fence finishes than on house exteriors because fences get more ground moisture and UV exposure from multiple angles.
