How to Clean a Deck Before Staining in Boston

Deck stain applied over dirty, mildewed, or gray wood doesn't penetrate properly and fails within one season. The cleaning process before staining is as important as the stain itself. Here's what proper pre-stain deck cleaning involves.

Why Regular Soap and Water Isn't Enough

Surface dirt washes off with soap and water. Gray oxidation and embedded mildew don't. The gray coloration on weathered Boston decks is caused by two things: UV-degraded wood fibers on the surface and Cladosporium mildew embedded in those fibers. Neither responds to simple soap and water washing. Deck stain applied over gray, oxidized wood sits on the surface of the dead fiber layer rather than penetrating into the live wood beneath — it looks fine initially and peels within one season when the dead surface layer flakes away. The Wood Cleaner Step

The correct product for pre-stain deck cleaning is an oxalic acid-based wood cleaner — products like Cabot Problem-Solver, TWP's recommended cleaner, or Defy Wood Cleaner. Oxalic acid dissolves gray oxidation and kills mildew at the cellular level, restoring the natural wood color. Application: saturate the deck surface with the cleaner solution, allow to dwell for 10–15 minutes (keeping the surface wet — don't let it dry on the wood), then scrub with a stiff brush if needed and rinse thoroughly with low-pressure water. The deck visibly brightens during this process — the restored wood color is the visual confirmation that the cleaner is working. Cabot wood cleaner products →

Pressure Washing After Cleaning

After the wood cleaner has done its work, pressure washing at 1,000–1,500 PSI removes the loosened oxidation, dead mildew, and cleaning solution. Work with the grain direction at 12–18 inches from the surface. Avoid concentrating the wand on one spot — keep moving to prevent raising grain. The goal is a clean, slightly opened wood surface that's ready to absorb stain. After pressure washing, the deck needs a minimum of 48–72 hours of dry, warm weather before staining — wet wood rejects stain regardless of how well it was cleaned. Check moisture content with a meter before staining: below 15% is the target. Armstrong Clark application guide →

Brightener: The Optional but Recommended Final Step

After cleaning and pressure washing, a wood brightener (sodium percarbonate-based or oxalic acid-based) neutralizes any remaining alkalinity from the cleaner and further opens the wood grain for maximum stain penetration. It also visually brightens the wood to its natural color, making the final stain color more accurate to what the manufacturer shows on the chip. On decks with significant gray or with cedar or redwood that has significant tannin content, a brightener step noticeably improves the final stain appearance. We include a brightener step on all deck staining projects as standard practice. PWNA deck washing standards →
