What drives the price

Condition decides everything. Bare or lightly weathered wood takes stain readily and the job is a wash, dry and coat. A deck with a failing film finish has to be stripped or sanded back to bare first, and on a large deck that stripping can cost more than the staining that follows it. In Framingham specifically, the work is mostly downtown multi-family and north-side colonials, and a genuine urban core inside a suburban town shapes how we schedule and stage it.

How the work is sequenced

Wash, then dry properly — we use a moisture meter rather than a guess, because a deck that looks dry on the surface can still be wet inside. Repairs and fastener work next, then stain applied out of direct sun so the carrier does not flash off before the pigment can wick into the grain.

Where it usually goes wrong

Staining wood that is still wet inside is the single most common mistake, and the stain sheds within a season because it never penetrated. The second is choosing a film-forming product on a horizontal surface that gets full sun and standing water — it looks excellent for two years and then peels in sheets.

How long it takes

Two to four days for a typical deck including wash and dry-out. We will not stain within 48 hours of rain regardless of how the surface looks, and we would rather move a date than coat a wet board.
