Most of what we paint in Milton is large Victorians and Colonial Revivals. Wash, then let it dry — 48 hours minimum, longer on north elevations that never see sun. Then scrape everything lifting, feather the edges with 80 grit so the transition doesn't telegraph through the finish, spot prime bare wood the same day it's exposed, and caulk after priming rather than before so the caulk bonds to primer instead of raw grain.

How long will it last?

Eight to twelve years with full prep and quality product. Three to five with neither. The difference is almost entirely in what happens before the finish coat.

What if it rains mid-job?

We watch the forecast and stage the work so nothing gets coated inside the window before rain. If we're caught out, the affected area gets reassessed rather than coated over.

Do you paint in the fall?

Through October most years, sometimes into November. The limit is surface temperature and dew point, not the calendar.
