How to Fix Settling Cracks in Boston Homes

Settling cracks are one of the most common issues we encounter in Greater Boston homes. Nearly every older home in Newton, Brookline, Cambridge, and Allston has them. Here's what causes them and how to fix them properly.

Why Boston Homes Get Settling Cracks

Boston's soil — particularly in filled areas near the water and neighborhoods with clay soil — causes ongoing foundation movement. Older homes built on less engineered foundations shift with seasonal temperature and moisture changes. This movement shows up as cracks at corners of windows and doors, along ceiling-wall junctions, and in the middle of large wall surfaces.

Hairline Cracks

Hairline cracks less than 1/16 inch wide are surface-only. We open the crack slightly with a putty knife, fill with lightweight compound, feather the edges, let dry, sand smooth. These are the easiest repairs and often happen as part of standard paint prep.

Wider Settling Cracks

Cracks wider than 1/16 inch or that show step cracking along mortar lines need more intervention. We apply fiberglass mesh tape over the crack to provide structural reinforcement, then feather joint compound in 2-3 coats. This prevents the crack from telegraphing back through the new paint.

If you're seeing very large cracks, horizontal foundation cracks, or cracks that have opened significantly over a short time, that may indicate structural issues beyond cosmetic repair. Massachusetts recommends consulting a licensed contractor — and possibly a structural engineer — for significant foundation or structural concerns before painting.
